Beach Bargains


Some of the most expensive property in all of the U.S. is clustered along a few stretches of sand that almost no on can afford. In the Hamptons, the bottom of the market for an oceanfront single family home exceeds $5 million. In Malibu, a small house sitting on the sand will set someone back a minimum of $2 million and the market climbs steeply from there to more than $20 million.

But what if the budget for a beach house, a real honest to goodness waterfront house in a beach community tops out at $500,000? Can it still be done? The answer is yes, but budget-minded beach house buyers have to be willing to go out of the most expensive beach towns to be able to set down roots in the sand.

Washington State Waterfront


The rugged southern Pacific coastline of Washington State is every bit as dramatic and picturesque as any of the more expensive oceanfront locales on the West Coast. Just outside Westport, Wash., on an 18-mile stretch of sugary sand sits an ocean front cottage and guest house listed at $465,000.

Beach house bargain hunters might consider something out of the country but still easily accessible. In the Mexican seaside resort town of Rosarito Beach, located on the Pacific Coast just 20 miles south of the border, a nearly new 1,850 square-foot ocean front house in a secured community in the Baja del Mar area is currently listed at $345,000.

Pensacola Beach Modern

The Beach Grass is Greener in Greenport


This two-bedroom and one-bathroom cottage, located in a private co-operative community called Breezy Shores, is 90 miles due east from Midtown Manhattan and just outside the maritime village of Greenport, N.Y. The gated enclave includes 30-some other cottages from the 1920s and 1930s that line up along the shore of the Great Peconic Bay with views across to Shelter Island and the Hamptons.
